We had an incredible experience and ended up purchasing a perfect investment property for our parents (who currently reside out of state) with the help of an amazing realtor - Ilona Chkliarouk! Our transaction was extremely complex and I am convinced we could not have done it without Ilona! We were tasked with finding and securing an investment property for our parents within 45 business days (under 1031 form) in the midst of the Christmas and New Years' holidays. The requirements for the potential property were very stringent and the budget was super tight. Additionally, we ran into multiple scenarios where Home Owners Associations did not allow to rent right away and required buyers to live in the newly purchased home for 1-2 years prior to being able to rent it out, which would not work for my parents as they were looking to rent their new home right away. What made matters worse, our parents were unable to come to Florida to see the properties Ilona presented to us and had no choice but to see them via iPhone Facetime. Ilona had to manage decision-making, negotiations, and various transactions over the phone. Throughout the process, Ilona has demonstrated an unbelievable level of professionalism, patience, perseverance, and diligence. We have been impressed with her expertise and knowledge of the local area. What impressed us the most, is Ilona's kindness and care for our parents.
